Hardwood floor water extraction
Tell the provider the floor type, how long it has been wet and whether boards are lifting or changing shape. Specialist drying may be considered after assessment, but not every floor can be retained. Ask what evidence supports drying versus replacement.
Carpet water extraction and drying
Describe the water source, carpeted area and whether padding or adjoining rooms are affected. Extraction of visible water is separate from deciding whether carpet and padding can be cleaned, dried or retained.
Subfloor drying and restoration
The finish above a subfloor can limit access and conceal damp materials. Ask whether moisture assessment includes the floor assembly beneath the finish and whether removal, drying or later repair is required.
Finishing work is a separate scope
Drying a floor does not necessarily include sanding, refinishing, installation or replacement of damaged trim. Confirm who is responsible for those steps and whether reconstruction is included in the provider’s proposed work.
